We recommend having a full maintenance check done every 6 months to prevent avoidable problems. Our MAINTENANCE CHECKS include the following SERVICES:

  • Replace filters with washable filters and clean them on subsequent visits
  • Adjust Freon with up to 1 lb. of Freon to ensure proper operating charge
  • Vacuum out drain line to remove existing algae growth
  • Add algae pills in primary drain pan to inhibit algae growth
  • Visually examine all electrical connections and tighten as needed
  • Record amp draw reading of compressor and heat strips
  • Examine duct work for loose tape and air leaks
  • Examine coils for built-up dirt (If we determine that evaporator coils needs cleaning we will give you a quote to clean it properly)

Is Maintenance Necessary?

Your air conditioning system is the single most expensive appliance in your home to own or operate, usually accounting for approximately 50% or more of your annual electric bill. It makes sense to maintain it and keep it running at peak efficiency. Our maintenance program is designed to detect the small problems before they become major repairs.

Consider the following:

  • A dirty filter puts unnecessary strain on your system and will increase your cooling and heating costs.
  • If your system is even slightly low on Freon, the compressor will put out less cool air and run longer. This will lead to higher electric bills. Freon carries the oil that lubricates the compressor so a loss of Freon could ultimately burn out your compressor. 
  • Algae constantly grows in your drain line. If not cleaned out regularly, it will eventually clog up and overflow into your air handler. This can lead to drywall damage and can cause your A/H to rust out. 
  • Studies have been done at several major universities regarding maintenance of an air conditioning system. (See Seven Great Reasons to Do Maintenance”). All these studies concluded that regular maintenance of an air conditioning system can increase the life of your present system, create a more healthy environment, and ultimately save you money!

Money Saving Tips

There are several things a customer can do at home to help control their energy use:


1. Keep your Thermostat at 78 degrees with the fan switch to "Auto"

2. Turn ceiling fans off when no one is in the room.

3. Clean or change your A/C filter once a month

4. Maintain proper airflow through your system by cleaning outdoor air conditioning unit with your garden hose. 

5. Keep sunlight out during summer months

6. Have ductwork checked for leaks

7. Consider replacing a worn out system. The older a system is, the less efficient it is. 

8. Make sure to schedule your yearly AC Maintenance Tune-Ups
